The Landlord's IoT Playbook: 7 Sensors for Multi-Unit Properties

You can inspect a unit once a month if you are lucky. Between visits, anything can happen. A tenant leaves a window open during a cold snap. A water heater starts leaking behind a wall. A sump pump fails during the one storm of the year it actually mattered.

Water leak detection alone covers one risk. Managing five, ten, or fifty units means you need remote property monitoring across all of them at once, not a single sensor in a single unit.

This is where most landlords stop at "smart enough" instead of "actually covered."

How Monnit Works

The Seven Sensors Worth Deploying

1. Water leak detection. The most common and most expensive failure point. Placed near water heaters, under sinks, and behind washing machines.

3. Humidity. Sustained high humidity can flag a ventilation problem, persistent dampness, or another developing issue, often before it becomes visible damage.

4. Door and window open/closed status. Useful for confirming a unit is secured, and for catching a window left open that is driving up a freeze risk.

5. Power and voltage monitoring. A power outage that knocks out a sump pump or a furnace is often the actual root cause behind a flood or freeze event, not the weather itself.

6. Equipment and HVAC monitoring. Current and voltage sensors can track whether a furnace, pump, or other piece of equipment is drawing power normally, flagging a stall or failure before it becomes a bigger problem.

7. Sump pump condition. There is no single plug-and-play "sump pump sensor." In practice this means monitoring the pump's power draw or a compatible dry-contact signal from the pump, controller, or associated equipment where available, alongside a water sensor nearby as a backup layer, so you know if the pump has stopped cycling rather than only finding out once the basement is already wet. You do not necessarily need all seven in every unit. The point is to select the risks that matter at each location and manage them through one monitoring platform.

How It All Connects

Seven sensor types across ten units is nothing on its own if the data does not reach you in a usable form. That is what the gateway and iMonnit software do.

Frequently Asked Questions

Do Monnit property sensors monitor tenants?

These are property-condition sensors, not cameras or microphones. Temperature, humidity, water, power, and equipment sensors monitor the building or equipment. Door and window sensors deserve more careful consideration, since their data can reveal patterns about when a space is being used. Landlords should be transparent with tenants and follow applicable privacy and tenancy requirements when deploying these.

Can I monitor units in different buildings from one account?

Yes. Every sensor and gateway reports to the same dashboard regardless of location, so a portfolio across multiple addresses is fully visible in one place.

Do tenants need to do anything?

No. Sensors are installed by you or your maintenance team and run independently in the background. Tenants do not need an app or any involvement.

What happens when an alert comes in?

You get a notification naming the sensor and the unit. From there, you decide whether it needs a call to the tenant, a maintenance visit, or nothing at all.

Is this worth it for a small number of units?
