The Basement Flooded on a Tuesday
There's no good time for a basement to flood. For one Calgary family, it was an ordinary Tuesday.
The water heater had actually let go the Friday before, while they were at the lake for the long weekend. Nobody knew. For four days, water worked its way across the mechanical room, under the wall, and into the finished basement. By the time someone went downstairs for a hockey bag, the carpet squished.

Not anymore — water damage is now the leading cause of home insurance claims in Canada, and it's a big part of why premiums and water deductibles keep climbing. The frustrating part: almost every water disaster starts small. A slow drip under a water heater. A sump pump that quit two weeks ago. A supply line that let go behind the washing machine. Water damage isn't usually a burst-dam event — it's a small failure plus time. Take away the time, and you take away most of the damage.

The water heater — tanks rust from the inside and let go at the bottom, usually slowly at first. The sump pit — pumps fail silently, and you find out during the next big rain. The washing machine — rubber supply hoses are a known offender; they fail under constant pressure. Under sinks and behind toilets — small connections, big consequences when they weep for weeks. And in cabins and seasonal properties, any plumbing that can freeze — because a frozen pipe is just a water leak on a timer.
Spot, disc, or rope: the three kinds of water sensors
Water leak sensors are simple devices, and they come in three shapes. Which one you want depends on where the water will show up.
A spot sensor watches one exact place — set it in the drip pan under the water heater or behind the toilet. A disc sensor sits on any floor and triggers when water reaches it — the all-rounder for laundry rooms and mechanical rooms. A rope sensor is a detection cable you can run along an entire wall, around a sump pit, or down a pipe run — one sensor covering several metres, which is why it's the pick for cabins and larger mechanical rooms.
A good starter layout for a typical home: one spot sensor at the water heater, one disc near the washing machine, and a rope around the sump pit. That's three sensors covering the three most likely disasters.
The $30 gadget vs. the commercial-grade sensor
Here's the honest version, because both exist for a reason.
